Morgans have compiled the following guidance notes
for landlords & tenants
Gas safety certificates
These are mandatory and must be carried out on an annual basis.
The inspections must be booked with a registered CORGI engineer.
A valid certificate must be issued by the engineer.
A copy of the certificate must be held by the agent, the landlord and tenant.
It is now illegal to let a property without a valid gas safety certificate.
Failure to provide a current compliant certificate could lead to prosecution.
Electric certificates
There are two types of electric certificates. The certificates (although not mandatory at March 2008)
are highly recommended by the NICEIC Safety Authority to both safeguard both property owner & property user.
Period Inspection Reports (PIR)
The recommendation is that this inspection is carried out before you first let your
property and again upon change of tenant occupancy (in case of tampering).
This inspection checks all of the internal circuits and associated safety trip switches
plus the electric supply.
Portable Appliance Testing (PAT)
The Electrical Equipment (Safety) Regulations 1994 states that all
electrical appliances supplied by the Landlord for the use of the tenant to be safe
and fitted with an appropriately fused and approved plug.
This covers items such are kettles, toasters, televisions,
electric cookers, immersion heaters, washing machines, dishwashers etc.
Once tested the engineer will supply a detailed report
& also apply stickers to each appliance tested.
