I have viewed a property with Morgans – what are the next steps?
Morgans will book an appointment for you to attend the office to complete the reference application. You will need to pay a reference fee.
Why does Morgans need to run references?
Morgans needs to run references to offer suitable tenants to the landlord.
How long will the references take?
Morgans References are normally completed within 48 hours
What identification do I need to provide to Morgans?
An up to date Passport or Photo ID Driving Licence plus a Utility bill not older than 3 months old.
How much money will I need before I move in?
You will need the deposit and 1st month’s rent in advance. The Morgans representative will calculate the sum for you.
Will I get copies of all the documentation I sign?
You will receive a Tenancy Pack containing copies of the Tenancy Agreement and other legal documentation.
What is Morgans cleaning bond?
Morgans insists the properties are cleaned at the end of each tenancy to ensure all properties are to an acceptable hygiene standard.
What happens to my deposit?
Morgans protects all tenant’s deposits with TDS under the government regulations. Deposit Protection Certificates are issued to tenants. Deposits are protected by Client Money Protection insurance.
Can I change my rent payment date?
Yes. Morgans will agree this with the Landlord and prepare details for a link payment to move the payment date to the chosen date.
What do I do if I have a maintenance issue?
Telephone Morgans or the Landlord (for Let Only) for assistance. Arrangements will be made for remedial work to be carried out.
Can I decorate my rental property?
Only with the Landlord’s permission. Morgans will ask you to put your request in writing. Once approved by the Landlord you will be sent a formal Addendum to the Inventory that records the intended changes to be made - you must sign and return this before you proceed with any works.
Can I have sky TV?
Yes with the Landlord’s approval. You will be accountable for the installation and removal costs.
What other changes can I make in my rental property?
All changes must be approved by the Landlord, please ask before you change anything on the property. If you have made changes without the landlord’s permission under the terms of the Tenancy Agreement you may be charged for the costs of putting the property back into Inventory condition.
How much notice do I need to give if I want to move out?
The Tenancy Agreement is an Assured Shorthold Tenancy Agreement for a fixed term. There is no termination clause. If your personal circumstances change then contact Morgans immediately to arrange an appointment to discuss a solution.
Will I be able to renew the tenancy?
Yes. It is your responsibility to advise Morgans 2 months before the end of the tenancy if you wish to renew. Morgans will then advise the Landlord of your request.
